Are You Thinking of Buying? Read This First!
Buying a home is one of the biggest decisions you will make, but it doesn’t have to
be stressful. With this guide, I will help you navigate the home buying process as
easily as possible.
7 Steps
Step 1
The very first thing you should do is find an agent in the area you want to buy. Not
all agents are created equal, so take some time to do a little research to ensure you
are finding an agent who will work hard for you, has integrity and who is
knowledgeable of the current market.
Step 2
The next step is getting pre-approved from a lender. Finding a realtor first is
helpful, because a good one can help you find a proven, reputable lender who can
get you the best loan possible. I personally work with several great lenders who I can
recommend to my buyers.
Step 3
Next we will sit down either in person or virtually and discuss what it is you are
looking for in a house. I work hard at listening intently to my buyers needs and
wants so I can help find the perfect house for you. We can also discuss the current
real estate market, so you have the best understanding possible of what this process
will look like.
Step 4
The next step is looking at houses. I have access to all houses on the MLS as well as
any for sale by owners (FSBO). I am constantly watching what comes on so I can let
you know immediately when a new house comes on that matches your criteria. This
enables you to see new houses quickly so that you can get an offer in right away if it
ends up being the house you want.
Step 5
Once you find a house you want to put an offer in on I will sit down with you and go
over the offer and paperwork. I have many tactics that I can use to give you the
strongest offer possible with the greatest chance of getting accepted. I will then
submit the offer as your fiduciary and mediate on your behalf between you and the
seller. I will stay on top of all communications, making sure you are properly
represented. I will also help put your mind at ease by answering and questions you
have along the way.
Step 6
Once your offer is accepted and signed by both parties you will be required to put
an earnest money deposit down. This earnest money is typically held by a title
company and will be applied to your closing costs at the closing. Earnest money is
the buyers way of telling the seller that they are serious about purchasing the house
and they are risking losing the money if they default on the contract. Don’t let this
scare you too much as it is very rare that a buyer loses earnest money if they are
dealing honestly. Then an inspection, appraisal and closing date will be set up.I will
help you get an inspection set up and be there during the inspection to make sure
you are represented. I will then go through the inspection report with you. Together
we can come up with inspection objections to present to the seller. I will work with
you to get the inspection resolved and move forward with the sale. An appraisal is
then required (typically). The last hurdle is usually the loan approval. Make sure you
are getting all the paperwork to the lender as fast as possible to ensure this isn’t an
issue.
Step 7
Generally a day before, or the morning of closing we will do a walk through of the
property. This allows you to see the condition of the property and have the buyers
get any issues taken care of before closing. Last, we close on the property and it is
yours.
