Property Description

"The Malachite Place" Anchored by nearly 1,400 feet of the Huerfano River, this exceptional 114 acres represents the increasingly scarce opportunity to acquire productive irrigated acreage with valuable senior water rights in Southern Colorado. A property equally suited for the discerning ranch buyer, sportsman, or investor seeking a meaningful Western land holding. Offering an estimated 80 irrigated acres, the land is functional and income producing, currently yielding approximately 300 large 3x3x8 hay bales annually with an estimated annual hay income of $40,000. The property also supports an estimated carrying capacity of approximately 40 head of cattle for up to six months per year, offering strong agricultural utility alongside recreational appeal and long-term investment value. The Huerfano River corridor creates exceptional wildlife habitat, attracting healthy populations of elk and other game while providing private fishing opportunities directly on the ranch. Expansive meadows, mature river bottom, and uninterrupted mountain vistas create a landscape that feels both refined and undeniably Western. Properties offering senior water rights, productive irrigated ground, live water, recreation, and privacy in one setting are becoming increasingly difficult to secure. This is a rare opportunity to own a highly versatile property with enduring agricultural value, recreational richness, and the timeless appeal of Colorado land ownership. https://youtu.be/HKKBTsq4L3U
